River Park occupies a total area of approximately 1.23 square miles and has an estimated population of just over 5,000. Here, residents enjoy a safe, relaxing, park-like setting in a community filled with friendly, welcoming neighbors. There are a few shops and restaurants in this primarily residential neighborhood, but what River Park has in abundance are open spaces – as its name implies, it’s located right by the American River and, according to the Sacramento Tree Foundation, it has “some of the finest trees in Sacramento.”
The community also enjoys convenient access to Cal State Sacramento as well as the downtown area and Fair Oaks Boulevard. With its tree-lined streets, warm small-town atmosphere, and wide array of recreational activities, River Park is truly a wonderful place to live.

Plenty of wonderful homes are available for those looking to live in the woodsy, laidback enclave of River Park. Because the neighborhood was established in the ‘50s and ‘60s, there’s a predominance of ranch-style homes here, most of which are located on tree-shaded lots with beautifully manicured lawns. Properties here don’t often go on the market, so if you see a home you like, it’s best to move fast.
